The Spotlight Property of the Week

10 Valley Road, listed by Julie Geyer of Carlmont & Associates, hits the mark.  Priced at $1,125,000, this home has many desirable qualities.  4 Bedrooms (one of which can easily be used as a family room or study), 3 baths, many upgrades, over 1,800 square feet, a 6,300 square foot lot with partial views and a 2-car garage make this home stand out above its competition.  The faults are minor and overshadowed by its many qualities.
As a few blog readers pointed out, the last spotlight property of the week, was 1009 Woodland Avenue, which was listed at $1,479,000 and sold for $96,000 over asking at $1,575,000. While I do my homework before I ever list a property as the Spotlight Property of the Week, buyers are strongly encouraged to conduct their own independent evaluation of the property with the help of their realtor.

Hi Visitor,
Nice to hear from you again. I am surprised that this property is still available. That being said, the one item that we never really know when highlighting a property on the blog is whether there any issues with the inspections and seller disclosures. I have not seen the disclosures on this property so I do not know if they have influenced offers. Compared against the homes it was up against at the time it hit the MLS, this home filled many needs….four bedrooms, updated/remodeled, some views, etc. For the price, there was really nothing else close in San Carlos. The other item we do not know is how agreeable the seller has been to any offers. For instance, perhaps the seller is sticking to the list price.
As of today, we suddenly have more inventory, including a property on Williams Lane in San Carlos that is close to the Valley property on price, but may be more attractive to buyers for several reasons. Always a tough call, but absent disclosure issues I still think it is a solid listing.
