NEW API SCORES RELEASED FOR SAN CARLOS SCHOOLS

The State of California just released the updated API scores for all San Carlos schools.  As discussed in previous blog articles, it is important to note that the API scores of schools offer only a limited glimpse into the success of the school.  That being said, fair or not, they have a resounding effect on real estate values.  Below are the most recent APIs for all San Carlos schools.  Scores for Carlmont and Sequoia will be released in September.  Schools are given a numerical score between 200 and 1000.
* SAN CARLOS ELEMENTARY (district): 900 (vs. 882 last year)
* Arundel Elementary: 917 (vs. 891 list year)
* Brittan Acres Elementary: 907 (vs. 894 last year)
* Heather Elementary: 861 (vs. 814 last year)
* San Carlos Charter Learning Center: 900 (vs. 887 last year)
* White Oaks Elementary: 913 (vs. 899 last year)
* Central Middle: 881 (vs. 871 last year)
* Tierra Linda Middle: 921 (vs. 906 last year)

Bob – unless and until the elementary school zoning boundaries are re-established, I’m interested in your view as to what extent you believe the API scores will continue to be a driver in real estate values. If I were a buyer with a full understanding of how enrollment works in the SC district I would be less inclined to pay a premium for a property zoned for a particular school.

Hi Paula,
Thanks for your post. Our San Carlos schools have kept our properties at a premium and will likely continue to do so. With regard to the recent impacting at White Oaks, I believe it is a minor issue for buyers. However, I do not feel that it is a deal-killer. Likewise, I think any effect on property values will be negligible. The worst case scenario for these buyers is that they are re-zoned for another school in the San Carlos School District. White Oaks, Brittan Acres and Arundel are within 7 points of each other on a 1,000 point scale. Heather, is about 70 points lower, and usually represents the only initial hesitation with buyers. This is unfortunate because Heather deserves better. Most of the families that attend Heather are very happy with the school and the education being afforded to its students. Again, it is important to remember that the API scores really do not tell the whole story about a school and there are many other immeasurable factors which go into a positive elementary school experience.

I like your website. I was wondering if you could post the latest API scores – 2009. It seems your latest API posts are from 2006. This may help you close deals on homes North of San Carlos Avenue and The Alameda de las Pulgas!
