WHY ARE THE “BEST DEALS” IN SAN CARLOS NOT LISTED ON THE BLOG?

I have to say, this is one of the most asked questions that I receive….and it is time to finally answer it on the blog. While I do my very best to make the blog as informative and insightful as possible I do have to keep a few of, what I believe to be, the very best deals, for my clients.

While I am humbled by the amount of people reading the blog, I also know that a decent percentage of people reading the blog are fellow realtors here in San Carlos as well as folks looking for property with other realtors. Many readers have been emailing me to ask a question about a specific San Carlos property. I am always happy to give my analysis on a property, good or bad through an email. In other words, if I feel a property is listed below its market value the last thing I want to do is advertise it on the blog and create interest for the sellers and possibly take it out of range for my buyers.

Here is an example: Currently, there are two new listings in San Carlos that are very solid listings and will do extremely well on re-sale. I have two sets clients who will be offering on both this week. If I were to advertise both as very solid buys in San Carlos, I would run the risk of increasing my clients’ competition at each property. However, once the properties close escrow I can obviously discuss them at that time.

    First, let me say that your blog is hands-down one of the best real estate sites I have seen. As a long-time San Carlos resident trying secure a second home here, I have found the information you provide to be well grounded in fact and your conclusions are always logical and well supported.

    I was wondering why you would be willing to be completely forthcoming with an opinion on a property in an email and not on the site?

    Thank you for the kind words.

    I feel that the site and the information is forthcoming on virtually every issue and property that is discussed. However, once in a while there is a property that comes on that I need to be somewhat protective of for all of the reasons listed in my original post.

    The reason I am willing to be a little more forthcoming in an email on a property that may be overpriced is because an email is not a “public forum” and would lend itself to a very frank analysis without someone claiming that this site and its posters (namely me) had a negative impact on their purchase price.

    Yes, they had 13 offers…..lots of folks want to put a million light bulbs on their house.
